Southeast Cape Coral and Yacht Club (33904)
This is where Cape Coral began, with streets laid out from the late 1950s onward and many homes from the 1960s through the 1980s. Older homes here are more likely to have original cast iron drain lines and older roofs, and riverfront and canal-front lots near the Yacht Club see storm surge and very high tides. Common problems: cast iron pipe leaks, sewage backups, roof leaks after storms and surge flooding.
Southwest Cape Coral, Pelican, Cape Harbour and Tarpon Point (33914, 33991)
Gulf-access canals, waterfront homes and condo buildings around the marinas define this area. Water problems follow the water: canal flooding and storm surge, sliding door and lanai leaks in wind-driven rain, and leaks between condo units.
Central and West Cape Coral: Hancock, Trafalgar and Mariner (33990, 33991, 33993)
Mid-era single-family homes with a mix of cast iron and PVC plumbing, plus condo and apartment buildings along Del Prado Boulevard. Common problems: water heater and washer leaks, AC overflows into interior closets, and condo leaks from the unit above.
Northeast Cape Coral (33909)
A mix of older and newer homes, many with laundry and water heaters in the garage and air handlers in interior closets. Common problems: water heater leaks, washer floods into the house from the garage, and AC drain line overflows.
Northwest Cape Coral and Burnt Store (33993)
The fastest-growing part of the city, with many newer homes. New construction brings its own risks: plastic supply lines and fittings, vinyl plank floors that trap water, and tile over newer slabs. Common problems: supply line failures, AC leaks and water under tile floors.
