Water Damage in Manufactured Homes
Manufactured and mobile homes are built differently from slab homes, so water damage behaves differently:
- Plumbing runs under the floor. Supply and drain lines sit in the space below the floor, often inside the underbelly wrap, so a leak can pool there for weeks.
- Subfloors are often particleboard or OSB, which swells, softens and loses strength when it gets wet. A soft spot near the bathroom, kitchen or water heater closet is a warning sign.
- Ductwork often runs under the floor too, so water in the belly can soak duct insulation and push musty air into the home.
- Water heater closets are a common source, with the heater sitting directly on the subfloor.
What we do: find the wet area with moisture meters and thermal imaging, remove standing water inside and help get the belly opened so it can drain and dry, dry the subfloor and walls with dehumidifiers and air movers, and document everything. Damaged subfloor sections are replaced by a contractor once the area is dry.
