Water Under Tile Floors in Cape Coral, FL

Grout isn't waterproof, so after a leak water sits between your tile and the slab long after the floor looks dry. We find it with meters and thermal imaging and dry it, often without pulling a single tile.

How to Tell if Water Is Under Your Tile

Standing water on a home floor
  • Grout lines stay dark days after the surface water is gone
  • White powder on grout (efflorescence), left behind as water moves through it and evaporates
  • Tiles sound hollow when tapped with a coin or knuckle
  • Cracked or crumbling grout in the area where water sat
  • A musty smell at the baseboards along that floor
  • Baseboards or door casings swelling where they meet the tile
  • Tiles lifting or tenting at the edges, a sign that water has broken the bond underneath

A moisture meter confirms it. Readings on tile and grout in the wet area are compared with the same floor in a dry room.

Can Tile Be Dried Without Removing It?

Often, yes. If the tiles are still firmly bonded and the water was clean, the floor can usually be dried in place:

  • Dehumidifiers pull moisture out of the air so the slab can keep releasing it
  • Air movers run across the floor and along the baseboards
  • Baseboards come off so the wall bottoms and the slab edge can dry
  • In some cases, small holes in grout lines let air reach the space under the tile and are re-grouted afterward
  • Daily readings track the tile, grout and slab until they match a dry reference

Tile drying takes patience. A concrete slab releases water slowly, so a tile floor often takes longer than the walls around it.

Who Dries Water Under Tile Floors?

A water damage restoration company with moisture meters, thermal imaging and commercial dehumidifiers, which is what we do. A tile installer can replace damaged tile after the floor is dry, but should not lay new tile over a wet slab. We work out how far the water traveled, dry it, confirm it with readings and give you the records for your insurer.

Matching Tile in Older Cape Coral Homes

Many homes here still have the tile they were built or remodeled with, and that tile may no longer be made. Before anything is removed, we photograph the floor, and if you have spare boxes from the original install, set them aside. If some tiles have to come up, we remove them carefully to give them the best chance of being reused. Mismatched tile is a common sticking point in claims, so raise it with your adjuster early.

Water Under Tile and Your Insurance

When the water came from a sudden, covered event, drying the slab and replacing damaged tile is often part of the claim. Long-term leaks and wear are commonly excluded. Our daily moisture logs show the water was there and that drying was needed. See tile and slab claim records. This is general information, not insurance advice.
