Pipe Just Burst? Shut the Water Off First

Every minute the water runs, it spreads under more tile and climbs higher inside the walls. Here is how to stop it in a typical Cape Coral home:
- Find the house shut-off valve. It is usually on the outside wall where the water line enters the house, often near the garage or the water heater. Turn the handle clockwise, or turn a lever a quarter turn so it sits across the pipe.
- No house valve? Use the meter. The city water meter sits in a box near the street. A meter key or a large adjustable wrench closes the valve on the house side of the meter.
- Open the lowest faucet in the house, such as an outdoor spigot or a bathtub, to drain the water still in the lines.
- Turn off the water heater. Switch off the breaker for an electric heater, or set a gas heater to pilot, so it does not run empty.
- Cut power to wet rooms only if you can reach the breaker panel from dry ground.
Then call us. Our step-by-step burst pipe guide covers what to do while you wait.
Why Do Pipes Burst in Florida if They Never Freeze?
Freezing is a northern problem. In Cape Coral, pipes and plumbing connections fail for other reasons:
- Braided supply lines to toilets, sinks, ice makers and washers wear out and split, often after 5 to 10 years.
- Pinhole leaks in copper pipe develop in older homes as the pipe corrodes from the inside.
- Fittings and connections on PEX and CPVC lines let go, especially where a repair or a remodel joined old and new pipe.
- Attic plumbing: many Cape Coral homes were repiped with new lines run through the attic, so a failure there comes down through the ceiling instead of across the floor.
- Pipes under the slab can leak for weeks before water shows up through the tile. That is a slab leak, and it needs leak detection before drying.
- Pressure changes after water service work or a stuck pressure regulator can push weak joints past their limit.
Pipe Burst in the Wall: How We Find and Dry It
A pipe that bursts inside a wall rarely shows itself right away. The signs are usually indirect:
- Paint bubbling or drywall softening low on the wall
- Baseboards swelling or separating from the wall
- Water appearing on the floor with no visible source
- The sound of running water when every fixture is off
- The water meter dial moving while nothing in the house is using water
We confirm the wet area with moisture meters and a thermal camera before anything is opened. When the wall has to be opened for the plumber, we cut a clean, minimal opening at the leak and dry the cavity behind it with directed air rather than tearing out the whole wall. Once the pipe is repaired, drying continues until the studs and drywall read dry.
Burst Pipe in the Ceiling
When a line in the attic fails, the first sign is a brown stain, a sag or water dripping from a light fixture. Do not stand under a sagging ceiling and do not turn on that light. Shut off the water and call. We dry the wet insulation, ceiling drywall and the rooms below together, and our ceiling water damage page explains what can usually be saved.
How Burst Pipe Cleanup Works
| Step | What happens | When |
|---|---|---|
| 1. Confirm the water is off | We check the shut-off and tell you whether you need a plumber now or after drying starts. | On arrival |
| 2. Remove the water | Standing water comes off tile, out of carpet and from under cabinets. | First hours |
| 3. Map the wet areas | Moisture meters and thermal imaging show how far the water traveled inside walls and under floors. | First visit |
| 4. Open only what is needed | Baseboards, toe kicks or small wall openings come out where water is trapped. | Day 1 |
| 5. Dry the structure | Dehumidifiers and air movers run, with structural drying readings every day. | Usually 3 to 5 days |
| 6. Document and hand off | You get photos and moisture logs for your insurer, and the repair is lined up after drying. | After drying |
How Long Does It Take to Dry Out After a Burst Pipe?
Burst pipe water starts out clean, which is good news: caught quickly, most rooms dry in about 3 to 5 days with professional equipment, and much of the drywall and tile can stay. Drying takes longer when water soaked into carpet pad, got under cabinets, or sat on a concrete slab for more than a day. Clean water does not stay clean for long, either. After a day or two it can pick up bacteria, which turns a drying job into a cleaning job and raises the cost.
Is a Burst Pipe Covered by Insurance in Florida?
Often, yes, with limits. Most Florida homeowners policies cover sudden and accidental water damage from a burst pipe: the water removal, drying and the damaged drywall, flooring and cabinets. What policies commonly exclude:
- The pipe itself. Replacing the failed pipe or fitting is often treated as maintenance.
- Slow leaks. Damage from a leak that ran for weeks may be excluded or limited.
- Water damage caps. Many Florida policies limit water damage payouts or require a specific contractor network. Check your declarations page.
Report the claim promptly, take photos before cleanup starts, and keep the failed part if the plumber removes it. We provide photos, daily moisture readings and a clear scope for your adjuster. See documenting a burst pipe claim. This is general information, not insurance advice.
What Burst Pipe Cleanup Costs
Because burst pipe water is usually clean (Category 1), it sits at the lower end of water damage pricing: about $3 to $4 per square foot nationally, with most full jobs falling between $1,300 and $6,000. Price rises with the wet area, the number of walls and cabinets involved, and how long the water sat. You get a written estimate before work beyond emergency water removal. Burst Pipe Questions
Who do I call first, a plumber or a water damage company?
Shut the water off yourself first. Then call us at (239) 356-5803 to start extraction, because drying cannot wait for the pipe repair. We tell you whether you need a plumber right away or once the walls are open.
What should I do if a pipe burst in the wall?
Turn off the main water valve, switch off power to that room if you can reach the panel from dry ground, and do not cut into the wall yourself. We locate the wet area with meters and thermal imaging so the opening is as small as possible.
How long does it take to dry out after a burst pipe?
Most rooms dry in about 3 to 5 days if drying starts the same day. Carpet pad, cabinets and slabs can take longer.
Will you have to cut my walls open?
Only where water is trapped or the plumber needs access. Many walls dry in place with baseboards removed and air directed into the wall cavity.
Why do pipes burst in Florida if they never freeze?
Worn supply lines, corroded copper, failed fittings, attic plumbing and pressure changes. Freezing is rarely the cause in Cape Coral.
Do I need to turn off my water heater after a pipe bursts?
Yes, if the main water valve will be off for more than a few minutes. Switch off the breaker for an electric heater or set a gas heater to pilot so it cannot heat an empty tank.
