What We Do, and What Florida Law Says

Florida treats mold work differently from water damage work. Under state law, mold remediation, meaning the containment and removal of mold growth, must be done by a mold remediator licensed by the state, and a company that assessed the mold generally cannot also remediate it within 12 months. That separation protects you from someone inspecting a home and then selling themselves the cleanup.
Here is how the work splits:
| Job | Who does it |
|---|---|
| Stopping the water and drying the structure | Us: extraction, dehumidifiers, air movers, daily moisture readings |
| Finding hidden moisture that feeds mold | Us: moisture meters and thermal imaging; see hidden leak and moisture inspection |
| Inspecting and testing for mold, and writing a removal plan | A state-licensed mold assessor |
| Containing and removing mold growth | A state-licensed mold remediator |
| Rebuilding drywall, cabinets and flooring | A contractor, once the area is cleared |
We stop the water and dry the house so mold has nothing to grow on, and we connect you with qualified mold professionals for the assessment and removal.
Signs Mold Is Starting After Water Damage
- Gray, green or black spots on drywall, baseboards or the back of cabinets
- A water stain that keeps growing or changes color
- An earthy smell in a closet, bathroom or under a sink
- Paint peeling or bubbling low on a wall
- Baseboards or cabinet bottoms that feel soft
- Allergy-like symptoms that ease when you leave the house
Where Mold Starts in Cape Coral Homes
- AC closets, where condensate leaks soak drywall in a small space with little airflow
- Behind baseboards on tile floors, where water hides after a leak that seemed cleaned up
- Under sinks and inside cabinet floors, after slow dishwasher or supply line leaks
- The attic around the air handler, from overflowing drain pans and sweating ducts
- Closets on exterior block walls, which stay cooler and damper than the rest of the house
- Closed-up seasonal homes, where the AC was set high or off and humidity built up for months
Stop Mold Before It Starts: The 24 to 48 Hour Window
The U.S. Environmental Protection Agency advises drying water-damaged materials within 24 to 48 hours to help prevent mold growth (EPA guidance). That is the window we work in: extract the water, open up baseboards and toe kicks, run dehumidifiers and air movers with the house closed, and measure every day until materials are dry. Keeping indoor humidity below about 60 percent after the job helps keep mold from coming back. See structural drying.
Is Mold After a Leak Dangerous?
For most healthy people, mold causes allergy-like symptoms: a stuffy nose, sneezing, itchy eyes, coughing or skin irritation. People with asthma, allergies, lung conditions or weak immune systems can react more strongly, and should stay out of moldy rooms until the area is cleaned. If anyone in your home has symptoms that seem tied to the house, talk to a doctor. The practical answer is the same either way: remove the moisture, and have visible growth removed properly instead of disturbing it.
Can You Clean Small Mold Spots Yourself?
Small surface spots on hard, non-porous surfaces, such as tile, a tub or a window frame, can usually be cleaned with detergent and water while wearing gloves. Leave it to professionals when:
- The growth is on drywall, insulation, carpet or inside a wall or cabinet
- It covers more than a small patch, roughly the size of a doormat
- It came back after cleaning, which means the moisture source is still there
- It followed sewage or flood water
- Anyone in the home has asthma or a weak immune system
Never mix bleach with ammonia or other cleaners, and do not paint over mold.
Does Insurance Cover Mold in Florida?
Often only partly. Many Florida homeowners policies cover mold only when it results from a sudden, covered water loss, such as a burst pipe, and then only up to a separate, lower mold limit. Mold from long-term leaks, ongoing humidity or skipped maintenance is commonly excluded. Check your declarations page for a mold or fungi limit, report water damage promptly, and keep records showing drying started quickly. We provide photos and daily moisture readings. See help with a water damage claim. This is general information, not insurance advice.
