How to Shut Off a Leaking Water Heater

- Turn off the power or gas. For an electric heater, switch off its breaker at the panel, only from dry ground. For a gas heater, turn the control knob to off or pilot.
- Close the cold water valve on the pipe going into the top of the tank. Turn the handle clockwise, or turn a lever a quarter turn.
- No valve or it will not close? Shut off the main water to the house.
- Keep away from hot water pouring from the tank or valve.
- Do not try to drain the tank yourself if it is leaking from the bottom; the water is hot and the tank is already failing.
- Call a plumber for the heater and call (239) 356-5803 for the water.
Water Heater Leaking From the Bottom: What It Means
| Where it is leaking | What it usually means |
|---|---|
| Bottom of the tank | The inner tank has corroded through; the heater needs replacing |
| Pipe from the side valve (T&P valve) | The pressure relief valve released or failed; a plumber should check pressure and temperature |
| Top connections | A loose or corroded fitting, often repairable |
| Drain valve at the bottom front | A loose or worn drain valve, often repairable |
| Pan under the heater is full | A leak has been running; check the pan's drain line too |
Tank water heaters typically last around 8 to 12 years. An older tank that starts leaking from the bottom is at the end of its life.
Is a Water Heater Leak an Emergency?
A drip at a fitting is urgent but not an emergency once you shut the water off. A tank leaking from the bottom, water spreading across the floor, or water near electrical outlets or the heater's own wiring is an emergency. Shut off the water and power and call. Hot water also speeds up damage to drywall and particleboard cabinets.
Where the Water Goes in Cape Coral Homes
- Garage heaters: water runs across the slab and under the door into the house, wetting the bottom of the shared wall and the laundry or hallway floor.
- Interior closet heaters: water soaks both walls of the closet and spreads into the rooms on each side.
- Laundry room heaters: water reaches cabinets, the washer area and nearby carpet.
How We Clean Up Water Heater Leaks
- Confirm water and power are off
- Extract standing water from tile, carpet and the garage slab
- Map wet walls and floors with moisture meters and thermal imaging
- Remove wet carpet pad, swollen baseboards and damaged drywall
- Dry with dehumidifiers and air movers, with readings every day; see structural drying
- Send photos and moisture logs for your claim, and coordinate with your plumber
Does Insurance Cover Water Heater Leak Damage?
Usually the water damage from a sudden tank failure is covered, but the water heater itself is not, because it wore out. Damage from a slow leak that went on for weeks may be excluded. Take photos of the heater, the label with its age, and the damage before cleanup. See tips for a water heater claim. This is general information, not insurance advice.
