When a Moisture Inspection Makes Sense

- A musty smell but no visible leak, especially in a closet, bathroom or near the AC
- A stain you are not sure is old or active, on a ceiling or wall
- After a leak was cleaned up, to confirm nothing is still wet behind the walls
- After a storm, to check walls under windows, sliders and the roofline
- When you return to a seasonal home after months away
- Before buying a home, especially an older one or one with past water damage
- When the water bill jumps and you suspect a leak somewhere in the house
How to Find a Hidden Water Leak in Walls
We start where the clues are and work outward:
| Tool | What it shows |
|---|---|
| Thermal camera | Cooler patches on walls, ceilings and floors where evaporating water lowers the surface temperature |
| Pin moisture meter | The moisture level inside drywall, wood and baseboards at a specific point |
| Non-invasive (pinless) meter | Moisture under the surface of tile, drywall and cabinets without making holes |
| Thermo-hygrometer | Temperature and humidity in the room, to tell a leak from a humidity problem |
| Dry reference readings | Normal readings for the same material in an unaffected room, for comparison |
A thermal image alone is not proof of water, because cold spots can come from AC vents or missing insulation. Every suspect area is confirmed with a meter.
Musty Smell but No Visible Leak?
In a Cape Coral home, the usual hidden sources are an AC drain pan or line leaking into a closet wall, a slow sink or dishwasher leak inside a cabinet, a toilet seal leaking into the floor, a slider or window letting rain into the wall below it, or a closed-up house where humidity has built up without any leak at all. A moisture inspection tells you which, so the fix goes to the right place.
Checking a House for Water Damage Before Buying
Older Cape Coral homes, waterfront homes and homes that went through recent hurricanes can hide past water damage behind fresh paint. A moisture inspection adds a water-focused check to your regular home inspection:
- Walls under windows, sliders and along exterior walls
- AC closets, water heater closets and laundry areas
- Under sinks and around tubs, showers and toilets
- Ceilings under the attic air handler and plumbing
- Tile floors for hollow or damp areas
You get photos, thermal images and readings for each area checked. This is not a full home inspection, a mold assessment or a plumbing inspection; if we find active moisture, we tell you which professional to bring in next.
What You Get
- A walkthrough of the areas you are concerned about, plus the usual Cape Coral trouble spots
- Thermal images and moisture readings for each area
- A clear answer: dry, wet and active, or a past leak that has dried
- Next steps: drying if needed, and which trade can fix the source
If we find water, drying can start right away. See structural drying.
Moisture Inspection Questions
How do I find a hidden water leak in my walls?
Look for stains, bubbling paint, swollen baseboards and musty smells, then confirm with a moisture meter. A thermal camera narrows the search; a meter confirms whether the area is actually wet.
I smell something musty but cannot see a leak. What should I do?
Check AC closets, under sinks and around toilets first. If you cannot find it, a moisture inspection shows whether it is a hidden leak or a humidity problem.
Can you check a house for water damage before I buy it?
Yes. We check the usual problem areas with meters and thermal imaging and give you photos and readings. It adds to, but does not replace, a full home inspection.
Is a moisture inspection the same as a mold test?
No. We measure moisture. Mold testing and assessment in Florida is done by a mold assessor.
